Cyril Amarchand Mangaldas advised on PropShare Titania’s IPO
The leading Indian law firm Cyril Amarchand Mangaldas advised Property Share Investment Trust (“SM REIT”), India’s first SEBI-registered small and medium real estate investment trust, and PropShare Investment Manager Private Limited (“Investment Manager”) as their Indian legal counsel on the initial public offering (“IPO”) of PropShare Titania, the second scheme of SM REIT.
The IPO of PropShare Titania, with an offer size of INR 4,730 million, was launched under the Securities and Exchange Board of India (Real Estate Investment Trusts) Regulations, 2014, as amended (“REIT Regulations”). The IPO was subscribed 1.61 times overall and 6.42 times for the non-institutional investors’ portion. The units of PropShare Titania were listed on BSE Limited on August 4, 2025.
Property Share Investment Trust is India’s pioneering SM REIT, setting a benchmark in the Indian real estate investment trust space by providing an accessible platform for fractional ownership in high-quality commercial assets.
The Cyril Amarchand Mangaldas team advising on the transaction was led by Kranti Mohan (Partner, Head – REITs and InvITs), with support from Subham Jain (Senior Associate – Designate), Parikha Rathi (Associate), and Anshum Agarwal (Associate).
The general corporate aspects of the transaction were advised by Pranjita Barman (Partner), with support from Subhalaxmi Hota (Associate) and Saakshi Tibrewal (Associate).
The real estate aspects were advised by Jinal Mehta (Partner), with support from Anjali Kadam (Consultant).
